A real estate agency's own website should be its best-performing listing page: no competing agents, no portal fees, full branding. In practice it is usually the worst, because updating it needs a developer and the portals are easier. A listings admin panel fixes the "easier" problem. Here is what it should do.
The problems
- New listings appear on the portals days before they appear on the agency's own site — or never.
- Photos are uploaded at full size and the site takes ten seconds to load on a phone.
- Enquiries from the website go to a shared inbox; no one knows which agent replied.
- Open-home times, price changes and "under offer" statuses lag reality.
- Vendors ask for a report and the agency has nothing to show for its own site.
The panel
- Listing editor with address, price display rules (price / range / POA), bedrooms, bathrooms, land size, features, description, agent, status (for sale, under offer, sold, leased).
- Photo and floor-plan upload that resizes and compresses automatically; drag to reorder; a hero image.
- Open-home scheduling shown on the listing and in a site-wide calendar.
- Enquiry routing: each enquiry goes to the listing's agent and the office, with a status (new, contacted, viewing booked) and a note trail.
- Agents and offices editable with profiles and contact details.
- Automatic SEO: one clean URL per property, structured data, sitemap updated on publish, so listings rank for "3 bedroom house [suburb]".
- Vendor report: views, enquiries and open-home attendance per listing, exportable to PDF.
- Feed export (XML/CSV) so the portals pull from your panel rather than the other way round.
Cost
A listings panel is a fixed-scope build under admin panels, typically three to five weeks including image handling and enquiry routing, hosted with the agency's website with no per-listing fee. Price it with the cost calculator; if the site itself also needs rebuilding, the web development page has the tiers.
